  • Safety is your number one priority. Get everyone out of the home and notify the fire department. Call our office or your Insurer’s after-hours claims line to get the process started.
  • Follow any instructions from the fire department for safety. If you are not permitted back into your home, be sure to keep any receipts from costs you incur, such as renting a hotel room for the night or buying replacement toiletries.

  • When you discover water in your home, take whatever steps possible to limit further damage. This may mean shutting off your water supply, attempting to stop the flow of water into your home, or trying to remove or clean-up existing water.
  • Call our office or your Insurer’s after-hours claims line to get the process started.
  • Your insurer will help connect you with a local contractor who specializes in mitigating water losses. The contractor will arrive to conduct the emergency repairs and cleanup, likely bringing in fans to accelerate drying. This is an important step in the process to prevent the damage from spreading.
  • Please note, no two polices are the same with respect to water and some have special limits of insurance or even exclusions. Before committing to any significant costs, please review with our office or your adjuster to ensure you understand the limits available.

  • After discovering a break-in, contact the police right away. Try not to disturb the way you found your home until they arrive to evaluate the situation.

Property Claims – Next Steps

  • After the emergency first steps are completed, try to get an idea of the scope of what has been damaged or missing.
  • If you live in a Condo or Apartment, any damage to the building itself is likely the responsibility of the building owner to repair. You should contact your Superintendent or Landlord right away.
  • In a house, your adjuster will help arrange for contractors to visit the property to conduct an assessment of the damage and to provide estimates for repair. You are not obligated to use the contractor selected by the Insurer for repairs, but any contractor you choose will need to provide their estimate to the adjuster for review before repairs can begin.
  • For your belongings, your adjuster will work with you to help build a list of what has been lost or damaged and assess the costs to repair or replace those items. Depending on your Insurer, the adjuster may quickly provide you with a cheque for the depreciated value of all damaged items to help you get cash in hand. Then, as you replace the items over time, you submit receipts to the Insurer so that they may pay the difference between the depreciated value and the replacement cost.
  • No two claims are alike, so it is important that you and your adjuster work together closely. Don’t be afraid to ask questions of the adjuster or call our office to discuss your claim in more detail.
